The story of the loss of my mother is one of the lousiest chapters in my life... much worse than my eventual divorce. There are two reasons that I share this story with you:
1. Because I lived through the loss of a loved one, I have the right to feel empathy for those of you that have been forced to endure your own loss, and to extend my sympathies to you.
And more importantly,
2. To offer help with the sale of a house, or any other assets that you feel would be in your best interest to liquidate without getting caught up in a Probate nightmare!
I bring this up because I saw first hand the kind of position my father was put in when he was trying to sell his house.
Because of some inconsistencies in my mother’s will, my father was forced to relinquish his control over to a court appointed trustee and thus started the probate process. This process dragged on for several years and cost a small fortune in lawyer fees.
I couldn’t believe what was happening to my poor father. As if burying his beloved wife wasn’t bad enough, he had to go through an outrageous legal three ring circus!
You know, Dad wasn’t wealthy and he needed to sell the house in order to pay back loans that he was forced to take out for a decent funeral service and to secure a nice burial location for my mother as well as for himself.
But he had to wait while some bureaucratic blood sucking leeches
made the decision for him on what was to be done and when he could finally lay my mom to rest. All the while these cold hearted bastards were reaching so far down into his pockets they were pulling his socks off!
Did you know that on more than one occasion lawyers had called my father to ask him a couple of questions about something that they already had the answers to, and then began talking about personal matters such as golf? Some of these conversations lasted 30 minutes or longer. My father didn’t think much of it until he received billing statements that showed charges for telephone consultations! What gall! They charged my father for the privilege of having them call him and talk about their own personal stuff, like how well they played golf the other day!
All my father wanted was to be able to lay my mom to rest and to say his goodbyes. He knew that he didn’t need any more stress or aggravation. He just wanted to mourn in peace, and he needed to try to put the remaining pieces of his shattered life back into some form of a routine so that he could at least survive, even if it was just one day at a time.
So if you’d like to bring a quicker resolution to the costly probate process - and stop the money suck...

Sell your house “AS IS” for a fair price, in 48 hrs or less
Simply put, you’ve been through enough pain, and the last thing you need is some long drawn out process of selling a house, and having to deal with all the crap that goes along with it, such as:
- Making any repairs that may be necessary to make the house saleable.
- Scheduling a home inspection with the city in order to obtain a certificate of occupancy -- as required by law in most localities.
- Correcting any defects found by the city inspector.
- Contacting a title company or attorney to create all the legal documents that are required to facilitate the purchase and sale of your house.
- Having a property survey performed.
- Getting a termite inspection -- and hoping it comes back clean! If not, it could cost thousands.
- Getting a well water certification, if applicable. If you have a well, you may need a water treatment system. The water will have to pass your state’s inspection process and be certified.
- Getting a septic certification, if applicable - and hoping it’s good, because repairs can cost up to $15,000.00!
- Dealing with the people who make appointments and never show up!
- Wasting your time with people that do show up but couldn’t even buy lunch, let alone afford to buy your house.
- Having a bunch of strangers going through all your closets, quietly passing judgment upon you and how you live.
- Exposing yourself to the possibility of allowing a person with criminal thoughts into your home to possibly steal from you or, worse, cause you harm.
As you can see, there is an awful lot of work that needs to be done just to get a house ready for sale -- so much that it’ll make your head spin!
Do you have any idea how much of your valuable time is consumed in handling this process on your own?
Have you any idea as to the amount of money you’ll spend just to get your house sold? Just to give you a rough estimate...
The average closing costs to the seller -- that’s you -- are anywhere between $4,350.00 and $7,100.00.
This is why a realtor isn’t your best choice.
A realtor will not sell your house unless they get paid. How much? Approximately $9,000.00!! (This is the national average.)
A realtor won’t lose any sleep if they don’t sell your house. (They’re not on the hook!)
A realtor won’t be making any of your monthly payments.
A realtor can’t guarantee that they’ll ever sell your house!
If you have any doubts about how long a process it will be using a realtor, just ask any realtor, “What is the average time a house sits on the market before it’s sold?” (That’s if it gets sold!)
While you’re at it, ask how many listings have expired -- that means how many houses have not sold for numerous reasons: because the market has slowed down; the values of the houses have dropped; buyers are scared because of rising interest rates; etc.
Listen -- what if I could show you how to sell your house without doing any work, without having to do any repairs, and without costing you a dime, and have it sold within 48 hours -- would you be interested?
Well, if you are, let me explain how we make it so fast and easy for you:
- We will handle all of the paperwork
- We will coordinate all the services.
- We will accept all responsibilities for making repairs.

And get this,
The only thing you’ll have to do, is show up at the closing with two forms of ID, sign your name three times and collect your money! That’s It!
